What is C of O?
The C of O is the physical document or certificate that evidences (proves) your Right of Occupancy. It’s issued by the Governor after your R of O application is approved. It Acts as your title deed; official proof that the government recognizes your rights over a particular land. It’s generally accepted for any property transaction in Nigeria.
How It’s Issued: After granting R of O, the Lands Bureau processes and issues the C of O. It includes details like land size, location, purpose, term, and your name as the holder. It’s transferable with Governor’s consent (via “Deed of Assignment” and registration)
Properties with C of O have more value both in price and during loan acquisition from banks.
Can be revoked if you violate terms (e.g., non-payment of grand rent or misuse).
Why This Matters to the investor
In a country where land disputes are common, these documents ensure transparency and security. Always verify them at the Lands Registry before making payment.
Remember, laws can vary slightly from state to state e.g., Lagos and Abuja have digitized systems. So consult Real Estate experts.
